Upcoming Deadlines for Florida Condos and HOAs

As 2024 approaches its last quarter, Florida condominium and homeowners’ associations must stay on top of important, upcoming deadlines. Compliance with state regulations helps avoid penalties, keeps communities running smoothly, and ensures effective governance. Below are some key deadlines and requirements for condos and HOAs in Florida to consider:

Deadlines for Florida Condominiums

  • Unless exempt, file a BOI report with FinCEN by December 31, 2024.
  • Meet at least once in the final quarter of 2024 for associations with 10+ units.
  • Perform the structural reserve study by December 31, 2024, for associations three stories or higher, existing on or before July 1, 2022.
  • Complete a milestone inspection by December 31, 2024, should the building reach 25 years of age this year.
  • The law prohibiting the waiver/reduction of reserves for the structural integrity reserve study items applies to budgets adopted for which a vote to partially fund or waive such reserves has not been obtained from a majority vote of the total voting interests of the association prior to December 31, 2024.
  • Comply with minimum radio strength for fire department communications and two-way radio communication enhancement systems as required by the Florida Fire Prevention Code by January 1, 2025, for all high-rise buildings.

Deadlines for Florida HOAs

  • Unless exempt, file a BOI report with FinCEN by December 31, 2024.
  • Adopt hurricane protection standards/rules for each structure.
  • Provide physical or digital copies of the rules and covenants to every association member before October 1, 2024, or post same on the association’s website and send notice to each member at their address used for official notices as to where they can locate them.
  • Adopt rules and regulations governing official record retention.
  • Create a website by January 1, 2025, for associations with 100+ parcels.
