Christyne D. Santisteban joined the firm in 2020 and concentrates her practice exclusively in community association law. She is a Florida Bar Board Certified Specialist in Condominium and Planned Development Law, a distinction awarded to only a select group of Florida attorneys who have demonstrated substantial experience in the field, passed a rigorous written examination administered by the Florida Bar, and been favorably evaluated by other lawyers for their professionalism, ethics and competence. With more than a decade of experience representing condominium, homeowners’ and cooperative associations throughout Florida, she brings a comprehensive understanding of the legal, operational and governance challenges associations face in today’s evolving regulatory environment.

Mrs. Santisteban serves as trusted counsel to condominium, homeowners and cooperative associations across the state. She advises boards of directors and property managers on a broad range of matters, including covenant enforcement, interpretation and amendment of governing documents, contract negotiation and drafting, collections strategy, vendor disputes, maintenance and repair obligations, and compliance with Florida’s Condominium Act and Homeowners’ Association Act. Her practical, solutions oriented approach enables boards to make informed decisions while minimizing risk and protecting their communities’ long-term interests.

A significant part of her practice involves negotiating and reviewing contracts to ensure associations secure favorable terms that safeguard their financial and operational interests. She regularly counsels boards on assessment collection and lien enforcement, fining and suspension proceedings, and the practical realities of enforcing rules and regulations in a manner that is both legally sound and community-minded. She is also highly experienced in facilitating board and membership meetings and guiding associations through annual meetings, elections, recalls and other statutory procedures. Mrs. Santisteban provides clear, strategic legal opinions that help boards navigate complex governance issues with confidence.

Known for her meticulous attention to detail and proactive guidance, Mrs. Santisteban partners closely with boards to ensure statutory compliance, promote transparency and maintain community stability. She understands that effective association representation requires not only legal knowledge but also responsiveness, accessibility and practical counsel tailored to each community’s unique needs. Clients regularly turn to her not only to resolve disputes as they arise, but to put governance structures and policies in place that prevent disputes from developing in the first place.

Before joining the firm, Mrs. Santisteban practiced at a South Florida community association law firm, where she further developed her focus on representing condominium and homeowners associations.

Mrs. Santisteban is an active contributor to the community association industry. She regularly speaks at educational seminars and board certification courses, and she publishes articles on emerging and critical topics, including electronic voting, challenges in covenant enforcement, legislative updates and board member certification requirements. Through her educational efforts and her standing as a board certified specialist, she remains at the forefront of developments impacting Florida associations and is committed to empowering boards with the knowledge they need to lead effectively.
